Close to the burgeoning Virgil Village near Silver Lake, 4100 Melrose is a 33-Unit Apartment Building designed to blend within the neighborhood context while offering a contemporary interpretation of vernacular styles. The building layout is configured so that future residents always interact with the outdoor amenity spaces. The building mass is separated into two white volumes to create a recessed entry, which organizes the circulation to have direct visual access to the 2nd floor south-facing amenity deck. The uppermost story units have higher ceilings and are recessed to provide wraparound terraces, pairing incredible views with the most desirable units. A rooftop amenity deck adds an additional feature for all residents to share and commune.
IntuArch’s experience balanced multiple competing City Planning constraints on the site, delivering a fully entitled project to our Clients in Fall 2019. Zoning processes included the “Vermont/Western TOD Specific Neighborhood Area Plan (SNAP) Guidelines” and “Transit Oriented Communities (TOC)” incentive program. Though not required for this TOC-3 project, a minimum of one parking space per unit is provided at ground level, reducing construction costs by eliminating underground space.
