The client purchased a property on 14th Street in Santa Monica with an existing entitlement of 19 units. The design had two main goals: comply with the development permit and add value to the project with impactful design. After careful analysis, an advantageous massing strategy was developed to link the highest priced units with greater access to outdoor rooftop space. The project arrangement places (9) smaller two-bedroom apartments around a central courtyard on the ground floor, with (9) two-story condominiums on the upper floors which have double height spaces and rooftop patios. The central courtyard was widened by strategic use of the required floor area reductions at each story.
