The existing property owners of a lot in central West Hollywood wanted to continue to reside in the neighborhood, while developing an economic model for a project which would offset the costs of new construction. The proposed four single-family homes provide an inventive configuration strategy to maximize the homes values while providing sensitivity to sustainability.
As designers, IntuArch sought to re-consider the “small lot” (or “townhome”) typology to make a unique configuration reflective of contemporary lifestyles. Each home has a ground floor multi-use room for use as either a guest room or home office, each with direct access to an outdoor at-grade patio garden. Three of the units have simple parking stackers providing 2 vehicle spaces each, freeing up the ground floor plan for occupiable spaces. The main entertaining floor above maintains 13 foot ceilings and a kitchen situated as a mezzanine, an innovative sectional strategy enabled by the stacker location.
Site access is prioritized for pedestrian entry, paralleling with the southern vehicular access to provide each unit with the private patio on the north side of the lot. The front and rear units maximize garden space with wraparound sliding doors, providing seamless indoor/outdoor living. The middle two units have generous rooftop terraces with shading pergolas. Three Porte Cocheres elevate above the vehicular entry creating terraces directly off the living rooms of each unit, and a landscaping buffer from the building to the south for privacy.
The project has been calculated to meet Net Zero Energy, utilizing ample batteries and solar panels.
